Cape Town Home Maintenance Trends Report: What Property Owners Are Prioritising in 2025
1. Executive Summary
As Cape Town’s property landscape continues to evolve, so too do the expectations, behaviours, and maintenance patterns of its homeowners. From the leafy suburbs of Constantia to the coastal edges of Clifton, residents are investing more strategically in preserving and improving the long-term value of their homes.
This report reveals the top five home maintenance trends emerging in 2025, based on job data, search intent, and local insights from over 100 ExteriorCare™ clients across Cape Town. Among the most in-demand services are leak detection and waterproofing, gutter maintenance, and exterior surface cleaning, all fueled by a growing awareness of preventative care, rising repair costs, and increasing insurance scrutiny.
Neighbourhood-specific needs are also becoming more distinct. For instance, solar panel cleaning and eco-focused upgrades are surging in high-income areas, while storm-related waterproofing is becoming a non-negotiable in flood-prone zones.
This report serves as a practical guide for homeowners, property managers, and landlords looking to:
- Stay ahead of seasonal maintenance cycles,
- Avoid reactive (and costly) emergency repairs,
- And make informed service decisions backed by real data.
At ExteriorCare™, our mission is to professionalise the broken home services industry, one service, one suburb, one satisfied homeowner at a time. This trends report is just one of the ways we’re helping Cape Town residents take proactive control of their properties in 2025 and beyond.
2. Methodology
To ensure the insights in this report are grounded, relevant, and actionable, we used a multi-source data collection approach. The methodology combines both internal service data and external public signals to reflect the real behaviours, preferences, and challenges of Cape Town homeowners in 2025.
1. Internal Service Data (January–May 2025)
We analysed over 220 job requests received through ExteriorCare™ across 16+ suburbs in Cape Town. This included:
- Service frequency by category (e.g., waterproofing, gutter cleaning, leak detection)
- Conversion rate from inquiry to job
- Average ticket value and repeat bookings
- Notes from technician reports highlighting recurring problems and homeowner concerns
2. Search Volume & SEO Insights
Using keyword research tools like SEMrush and Google Trends, we examined:
- Rising search terms related to home maintenance services in Cape Town
- Seasonal and location-specific spikes (e.g., “mould on walls,” “roof waterproofing near me,” “gutter cleaning Cape Town”)
- Competitor content gaps and demand clusters
3. Client Feedback & Surveys
We sent out short questionnaires to clients after job completion, asking:
- “What triggered you to book this service?”
- “What other maintenance tasks are you considering?”
- “What’s your biggest frustration with home services in Cape Town?”
4. Neighbourhood Trends Mapping
We compared data across suburb types:
- Coastal (e.g., Sea Point, Muizenberg)
- Leafy/forested (e.g., Constantia, Newlands)
- Urban densified (e.g., Observatory, Claremont)
- Developing regions (e.g., Parklands, Ottery)
This allowed us to track patterns like storm damage in coastal homes, or overgrown gutters in leafy suburbs during the rainy season.
5. Expert Insight & On-the-Ground Observation
In addition to the quantitative data, we tapped into qualitative insights from our own team of in-field technicians. Every ExteriorCare™ technician records:
- Signs of neglect that homeowners weren’t aware of
- Frequent DIY mistakes
- Hidden problems that turn costly if delayed
This blend of hard data and human experience gives the report its strength, grounded in numbers, sharpened by real-world insight.
Top 5 Home Maintenance Trends in Cape Town (2025)
1. Preventative Maintenance Over Emergency Repairs
Homeowners are prioritising proactive upkeep (like annual gutter cleans and waterproofing) to avoid expensive call-outs later.
2. Mould & Moisture Control as a Top Priority
Rising awareness of health hazards and insurance limitations is pushing demand for roof leak detection, damp proofing, and ventilation fixes.
3. Seasonal Exterior Care is Becoming the Norm
Services like tree trimming, gutter flushing, and pressure cleaning are being booked based on seasonal checklists, not last-minute problems.
4. Bundled Multi-Service Appointments Are on the Rise
People want fewer vendors and more convenience, grouping tasks like exterior painting + roof wash + waterproofing into one booking.
5. Trust, Speed, and Transparency Are Now Non-Negotiable
The frustration with “no-quote-until-we’re-there” contractors is creating massive demand for upfront pricing, visible reviews, and fast turnaround.
3. Top 5 Maintenance Priorities in 2025
Cape Town homeowners are shifting how they think about property maintenance.
Instead of waiting for something to break, leak, or flood, they’re investing earlier, opting for proactive upkeep and bundled services that keep their homes functioning year-round. This change is being driven by rising repair costs, unpredictable weather patterns, and a growing desire for predictable, transparent service experiences.
Our research revealed five key priorities that are shaping how residents approach home care in 2025. These trends aren’t guesses, they’re based on hundreds of job bookings, dozens of interviews with homeowners, and search data that shows what people are actually looking for in the real world.
Let’s break them down.
Trend 1: Preventative Maintenance Over Emergency Repairs
Gone are the days of waiting for a leak to flood your ceiling or a faulty wire to trip your whole house. In 2025, Cape Town homeowners are shifting toward preventative maintenance as a non-negotiable part of property management.
Why This Shift Is Happening
Emergency callouts are expensive, stressful, and unpredictable. A reactive approach to home care often leads to:
- Higher costs (emergency after-hour premiums, rushed labour, material markups)
- More damage (minor issues escalate if unattended)
- Frustration (long wait times, unreliable contractors, no transparency)
Our data showed that homeowners who scheduled quarterly or biannual check-ups spent up to 40% less on repairs annually. They also reported higher satisfaction with contractors, faster service turnaround, and greater confidence in their home’s condition.
What Preventative Maintenance Looks Like
Property owners are now investing in regular checkups across the following areas:
- Gutters: Seasonal cleaning and inspection to prevent overflow, water damage, and fascia rot
- Roofing: Annual inspections for leaks, cracked tiles, or degraded waterproofing
- Paint & Waterproofing: Routine touch-ups and sealing to protect against damp and weather exposure
- Plumbing: Periodic pressure testing and leak detection before obvious signs appear
- Garden & Outdoor Care: Tree trimming, irrigation checks, and pest prevention done seasonally
The Opportunity for Service Providers
Companies that offer scheduled maintenance plans, even basic ones, are quickly becoming the go-to providers. Homeowners want ease and peace of mind, and they’re willing to pay for bundled or subscription-based services that keep things under control before problems arise.
By proactively recommending these packages and educating customers through blogs, newsletters, and service reports, businesses can generate repeat revenue, build trust, and reduce slow seasons.
Trend 2: Mould & Moisture Control as a Top Priority
Cape Town’s unique climate, coastal humidity, seasonal rains, and unpredictable weather patterns, has made mould and moisture management a critical concern for homeowners in 2025.
Why It’s a Growing Concern
Mould isn’t just unsightly. It poses serious risks to health, property value, and structural integrity. With increased awareness of respiratory issues, asthma triggers, and long-term water damage, homeowners are no longer waiting for black spots to appear before taking action.
Requests for inspections and quotes related to mould have grown by over 60% in the past 12 months, particularly in older properties and coastal suburbs like Sea Point, Muizenberg, and Simon’s Town.
Where the Problems Begin
Homeowners often overlook the hidden triggers of moisture build-up:
- Clogged gutters causing overflows and seepage behind walls
- Poor ventilation in bathrooms and kitchens
- Cracked waterproofing around windows, balconies, and parapets
- Ineffective roof drainage leading to ceiling mould
- Shaded exterior walls that never fully dry after rain
Many of these issues are slow and silent and by the time they’re visible, they’re expensive to reverse.
What Homeowners Are Doing Differently
There’s been a surge in:
- Annual damp inspections and moisture testing
- Exterior waterproofing and repainting every 3–5 years
- Gutter overhauls to prevent splash-back and overflow
- Mould-resistant paints in high-moisture areas
- Roof repairs that prioritise drainage and run-off redirection
How Service Providers Can Lead the Conversation
This trend creates a major opportunity to position your business as a protector of health and property, not just a repair service. Content that explains why moisture matters, case studies of long-term damage, and service bundles focused on damp-proofing + cleaning can win serious trust.
Offering moisture control audits, combining services (like gutter + waterproofing packages), and educating clients via newsletters or blog posts will separate brands that react from those that lead.
Trend 3: Seasonal Exterior Care is Becoming the Norm
In 2025, Cape Town homeowners are no longer waiting for something to break before they call for help. Instead, they’re adopting seasonal maintenance routines, booking services at the start of each new season to prepare their homes for what’s ahead.
The Shift from Reactive to Rhythmic
This trend signals a cultural shift: proactive homeowners are planning their exterior care like they do their tax returns or car services – part of an annual rhythm, not an emergency scramble.
Exterior maintenance is being broken into season-specific checklists:
- Autumn: Gutter clearing, roof inspections, tree trimming
- Winter: Leak detection, damp treatment, window sealing
- Spring: Pressure washing, mould removal, exterior painting
- Summer: Waterproofing, solar panel cleaning, garden path repairs
Homeowners now want to stay ahead of the weather, not clean up after it.
What’s Driving the Trend?
- Insurance incentives: Many insurers are beginning to reward preventative upkeep.
- Social media influence: “Home reset” content and TikToks about seasonal cleaning are changing behaviour.
- High contractor demand: Peak-season delays have taught people to book early or risk being last on the list.
- Home value awareness: More owners are realising that clean exteriors, dry walls, and intact gutters protect resale value.
Services on the Rise
This shift is creating predictable spikes in demand for:
- Gutter cleaning (Autumn & Spring)
- Waterproofing (Summer)
- Roof inspections and leak checks (Winter)
- Moss and lichen removal (Spring)
- Pressure washing and facade refreshes (All year)
It’s not just that the services are popular, it’s that customers are asking when to book them, not if.
How ExteriorCare™ Is Responding
We’re developing seasonal bundles and subscription plans that make it easy for homeowners to stay on track. With automated reminders, packaged pricing, and loyalty incentives, we’re helping clients turn maintenance into a habit, not a headache.
This approach also smooths out demand across the year and builds recurring revenue, helping us plan out our capacity and resources, reducing the feast-or-famine cycle that plagues traditional contractors.
Trend 4: Bundled Multi-Service Appointments Are on the Rise
Cape Town homeowners no longer want to deal with five different contractors for five different issues. In 2025, they’re looking for one company, one visit, multiple solutions.
Whether it’s a leaking gutter, moss-covered walkway, and roof debris all at once, the appetite for bundled service appointments is growing fast.
What’s Behind the Demand?
- Time savings: Homeowners are busier than ever and don’t want to coordinate multiple visits.
- Cost efficiency: Bundles often come with lower total costs compared to separate call-outs.
- Trust in one provider: Once a homeowner finds a company they trust, they’d rather give all the work to them.
- Problem overlap: One issue (like damp inside a home) often relates to several exterior causes e.g., blocked gutters, roof leaks, poor waterproofing. Solving them together only makes sense.
Examples of Popular Bundles
- Gutter Cleaning + Roof Debris Removal + Downspout Flush
- Wall Damp Repair + Waterproofing + Mould Prevention
- High-Pressure Wash + Pathway Algae Removal + Window Cleaning
- Seasonal Reset Package: Exterior inspection, minor touch-ups, and weather-readiness in a single visit
These aren’t gimmicks, they’re real, value-driven solutions designed to tackle interlinked problems in one efficient appointment.
How ExteriorCare™ Is Responding
We’ve structured our service menu to encourage bundling:
- Tiered packages (Basic, Pro, Max) with escalating value
- Add-on upgrades at booking (e.g. “Add Roof Check for R350”)
- Quote page that auto-suggests logical combos based on selected services
- Discounts for multiple services booked together (e.g. 3+ services = 10% off)
Not only does this improve the customer experience, it also boosts average order value and maximises route efficiency for our teams.
What This Means for Competitors
Traditional businesses that insist on siloed services will get left behind. In today’s market, convenience is king, and bundling is how smart businesses win.
Trend 5: Trust, Speed, and Transparency Are Now Non-Negotiable
In a city where service quality has historically been hit-or-miss, Cape Town homeowners are done gambling with their time, money, and property.
The era of “we’ll see when we get there” is over.
Today’s homeowner expects:
- Clear upfront pricing
- On-time arrivals
- No hidden costs
- Polite, professional teams
- Proof of work done (photos, reports, follow-ups)
This shift isn’t just anecdotal, it’s backed by reviews, booking trends, and direct survey feedback. One of the top reasons clients book with ExteriorCare™? “You told me exactly what to expect.”
What’s Driving This Demand?
- Bad experiences with past contractors – surprise charges, no-shows, or sloppy work
- Younger homeowners used to Uber, Checkers Sixty60, and instant gratification
- Online research culture – if you’re not showing prices, availability, and proof of results, someone else will
- Security concerns – people want to know who is showing up and why
How ExteriorCare™ Responds
We’ve embedded trust into every touchpoint:
- Instant quote tool with transparent pricing
- SMS and WhatsApp appointment confirmations
- Branded uniforms and ID tags
- Before/after photo reports for every job
- Review follow-ups and satisfaction check-ins
This isn’t “extra effort”, it’s the bare minimum we can do after you have entrusted us with your business.
Closing Thoughts on Cape Town’s Top 5 Maintenance Trends
Together, these five trends paint a clear picture: homeowners in Cape Town are no longer passive participants in property care. They’re informed, proactive, and expect a level of service that matches the convenience and transparency of other industries. From prioritising preventative upkeep to demanding clear communication, the modern property owner isn’t looking for just another contractor, they’re looking for a trusted home care partner.
4. Neighbourhood Insights: What Your Area Says About Your Home Care Needs
Not all homes are created equal and neither are their maintenance demands. Where you live in Cape Town has a major impact on the kind of upkeep your property requires. From coastal damp to suburban overgrowth, our research shows clear patterns across neighbourhoods. Here’s what homeowners need to know.
Southern Suburbs: Tree Canopies & Mossy Roofs
In leafy areas like Claremont, Rondebosch, and Newlands, overgrown gutters and moss-covered roofs are common issues. The mix of rainfall and dense tree cover means blocked downpipes, water pooling, and long-term damage if not addressed seasonally. Homeowners here are more likely to book roof cleaning and gutter flushing twice a year and are beginning to favour bundled services to keep garden debris from becoming a structural issue.
💡 Tip: If your roof is shaded most of the day, schedule moss treatment at least once annually.
Atlantic Seaboard: Salt, Sand, and Fast Decay
From Blouberg to Simonstown, salt corrosion and wind-blown sand wreak havoc on exteriors. Homeowners in these areas prioritise waterproofing, window frame maintenance, and minor paint touch-ups. There’s a growing interest in seasonal maintenance plans that account for summer exposure and winter storms, especially in multi-level homes exposed to wind.
💡 Tip: Coastal homes benefit from bi-annual waterproofing inspections and scheduled paint refreshes to prevent salt-damage.
Northern Suburbs: Dust, Heat, and Expanding Homes
In suburbs like Durbanville, Bellville, and Brackenfell, dust accumulation, cracked walls, and UV damage are leading concerns. Families here tend to live in freestanding homes with larger plots, which means more surface area to maintain. There’s increased demand for affordable, reliable handyman services and preventative fixes before summer heat sets in.
💡 Tip: Schedule a maintenance audit before the heatwave season, early prep saves long-term costs.
Southern Peninsula: Moisture Battles & Rising Mould Risk
Areas like Noordhoek, Fish Hoek, and Simon’s Town face year-round dampness. This brings elevated mould risk, flaky paint, and structural moisture damage. Residents are increasingly investing in mould treatment, roof inspections, and ventilation improvements. There’s a higher-than-average interest in moisture barrier applications and routine wall inspections.
💡 Tip: If you’ve had mould before, consider a proactive damp-proofing and dehumidifier strategy.
Central City & Surrounds: Convenience, Cleanliness, & Efficiency
In the City Bowl, Woodstock, and Observatory, homeowners value speed, cleanliness, and transparent pricing. Smaller urban homes or apartments often face waterproofing issues, blocked balcony drains, and quick-fix handyman needs. This area leads in online bookings, with homeowners preferring fast digital quotes and WhatsApp communication.
💡 Tip: Book weekday slots for faster turnaround and consider service bundles for small but essential tasks.
Closing Insight
Every Cape Town suburb has its own story and your home’s condition is often a reflection of your geography. Knowing what to watch out for based on where you live can help you stay ahead of problems, reduce long-term costs, and keep your home in peak condition all year round.
5. Cost Trends
Understanding how prices are evolving helps you make smart decisions about when to invest in home maintenance. Here’s what homeowners are currently spending in Cape Town, and why knowing the cost difference between quick fixes and major repairs matters.
1. Gutter Cleaning & Repairs
- Cleaning costs: R450 – R2,000 per job (R30–R80 per metre)
- Minor repairs: R200 – R300 per metre
- Severe fixes: R300 – R500+ per metre
- Add-ons: Downspout flush (R50–R150 each), call-out fees (R350–R500), multi-storey access (R200–R600)
Why it matters: A twice-yearly gutter clean at ~R1,000 can prevent R10,000+ in ceiling, fascia, or foundation repairs later.
2. Roof Leak Detection & Repair
- Minor leak fixes: R500 – R2,000 per job
- Moderate repairs (cracked tiles, flashing): R1,000 – R8,000
- Major structural repairs: R10,000+
- Per square metre general repairs: R88 – R100/m²
Why it matters: Spending R1,500 early on can avoid R25,000+ structural damage, saving tens of thousands.
3. Pressure & Exterior Washing
- Typical ranges: R30–R40/m² for walls and paving
- R40/m² for roof cleaning (via pressure wash)
Why it matters: It’s far cheaper and safer to clean before damage spreads — and you’re set for resale season.
4. Waterproofing & Damp Control
- Waterproofing membrane application: R700 – R1,200 per roll; sealant tubes R200 – R400
- Ceiling/plaster repairs due to leaks: R500 – R800 average
Why it matters: Addressing damp risk early (R5,000–10,000) prevents R50,000+ full restorations later.
5. Solar Panel Cleaning
- Estimated cost: R12 – R25 per panel, average R300–400 per visit (international benchmarks)
- Performance boost: Panels can gain 15–25% output with a clean.
Why it matters: One cleaning visit can pay for itself in 6–12 months of improved energy production.
What This Means for You
| Scenario | Reactive Cost | Proactive Cost | Savings Potential |
| Minor gutter leak | ~R1,500 | Same job + clean gutters (R2,300) | Avoid R20K ceiling/fascia repair |
| Roof leak fix | ~R2,000 | Inspector + fix (≤R3,000) | Prevents 10x repair later |
| Exterior wash | R4,000+ | Same — seasonal cleaning | Maintains curb appeal & integrity |
| Waterproofing need | Roof leak repair (~R8,000) | Pre-emptive R5,000 job | Avoids plaster/wrinkled wall overhaul |
Installer Tips
- Always ask for itemised quotes: job, materials, call-out
- Request before/after photos with roof/gutter cleanings
- Bundle services for better pricing (e.g. “gutter + waterproofing”)
- Check for guarantees and warranties (most waterproofing comes with 2–5 year coverage)
In Summary
Protective maintenance isn’t a luxury, it’s smart wallet strategy.
By choosing quality service early, you can control your expenses, preserve your home’s value, and stay ahead of bigger repairs. ExteriorCare™ is here to help you navigate the cost journey, from smart quote to safer roof.
6: Expert Predictions
As demand for fast, trustworthy, and bundled home maintenance services continues to grow, we spoke to service providers, real estate professionals, and homeowners across Cape Town to forecast what’s coming next. These aren’t just trends, they’re signals pointing to a complete shift in how property owners maintain their homes.
1. The Rise of Maintenance-as-a-Service (MaaS)
“In the next 18–24 months, most homeowners won’t want to juggle multiple vendors. They’ll expect a single provider to handle it all, gutters, waterproofing, pressure washing, you name it.”
– Lunga S., Roof Specialist, Southern Suburbs
Expect bundled seasonal plans to dominate. Homeowners will subscribe to quarterly service bundles the same way they do Netflix or fibre internet, predictable, efficient, and always on time.
2. Homeowners Will Expect Proof, Not Promises
“Photos. Reports. Sensor data. If you can’t prove what you did, they’ll move on to someone who can.”
– Elaine P., Property Manager, Atlantic Seaboard
Before-and-after galleries, drone roof inspections, and digital job reports will become standard. Transparency will no longer be a bonus, it’ll be a requirement.
3. Weather-Driven Maintenance Will Explode
“Cape Town’s seasons are getting harsher. Everyone scrambles after the first big rain. By 2026, smart homeowners will beat the storm, not react to it.”
– Jon D., Exterior Specialist, Hout Bay
Smart scheduling based on rainfall data, wind patterns, and seasonal shifts will allow proactive rather than reactive maintenance. ExteriorCare plans to offer predictive seasonal service schedules based on postcode-specific trends.
4. The Suburbs Will Drive Service Innovation
“It’s not the city centre that’s leading demand. It’s the homeowners in Parklands, Durbanville, Plumstead, and Somerset West; they care about property value and convenience.”
– Carmen L., Real Estate Consultant
As residential nodes boom, brands that meet suburban homeowners where they are, with mobile techs, off-peak scheduling, and real-time communication, will lead the market.
5. Verified Technicians and Trust Badges Will Matter More Than Price
“If I can’t see your team’s background, photos, and track record, I’m not opening my gate.”
– Farieda K., Homeowner, Rondebosch East
Verified profiles, digital ID badges, and Google reviews with photos will soon matter more than R100 price differences. Trust beats cost, especially for solo homeowners or elderly clients.
In Summary
The future of home maintenance in Cape Town will be:
- Subscription-based, not transactional
- Transparent, not vague
- Predictive, not reactive
- Hyperlocal, not generic
- Trust-first, not price-first
ExteriorCare™ is already adapting to meet these expectations head-on. Whether it’s through bundled services, verified technicians, or smart scheduling – the next phase of home services is already here.
7: The Smart Homeowner’s Maintenance Roadmap
After analysing emerging trends, costs, and expert insights, one thing is clear: proactive homeowners save more and stress less. Below is your step-by-step guide to staying ahead of the curve in 2025.
1. Book Seasonal Exterior Maintenance (4x a Year)
Why it matters: Regular exterior upkeep prevents long-term damage, especially from Cape Town’s winter rain and summer winds.
What to do:
- Book a bundled service every 3 months: gutter clean, pressure wash, waterproof check.
- Time your appointments: March (pre-rain), June (mid-rain), September (post-rain), December (summer prep).
Pro tip: Choose one provider for all services, it saves time, cost, and confusion.
2. Prioritise Mould & Damp Prevention
Why it matters: Mould damage is silent…and expensive.
What to do:
- Request a moisture inspection in autumn and winter.
- Look for musty smells, bubbling paint, or recurring stains.
- Ask for anti-mould treatment in vulnerable zones like ceilings and walls.
Pro tip: Waterproofing isn’t just for roofs. Pathways, boundary walls, and bathroom exteriors are equally important.
3. Create a “Fix-It Fund”
Why it matters: Maintenance is cheaper than repairs. But only if you act early.
What to do:
- Set aside R400 – R800/month for household maintenance.
- Use your service provider’s yearly plan to predict costs.
- Review quotes every quarter and adjust your budget.
Pro tip: Subscribe to service bundles, they often come with built-in discounts, priority bookings, and reminders.
4. Use Only Verified Service Providers
Why it matters: Quality work lasts. Bad work always costs more in the end.
What to do:
- Ask for photos of previous work.
- Check for verified badges, recent reviews, and local references.
- Avoid vague quotes, demand clear scope and timelines.
5. Follow the 12-Month Smart Maintenance Calendar
| Month | Focus |
| January | Roof and gutter inspection |
| February | Pressure wash & repaint |
| March | Autumn prep & moss control |
| April | Waterproofing check |
| May | Interior leak inspection |

8: About ExteriorCare™
ExteriorCare™ is more than a home services company, we’re a movement redefining what it means to take care of your space. Born from frustration and built on trust, ExteriorCare exists to professionalise a broken industry and deliver the kind of service we wish we had growing up.
Our Story
In 2022, our founder, Nsovo Shimange, tried to fix a cracked toilet. A 10-minute job cost R1,800 with no quote upfront and no clarity. A year later, after returning from holiday to a dead car battery and a R700 locksmith fee, something clicked: the service industry was broken.
In 2024, we launched GutterFix – a simple, honest gutter cleaning business that put professionalism first. The response was overwhelming. Customers weren’t used to clear pricing, on-time arrivals, and real-time updates. So we expanded, and outgrew the name.
In early 2025, ExteriorCare™ was born: a multi-service benchmark for Cape Town homeowners. From waterproofing to wall washing, we cover everything outside your home, and we do it with pride.
